How much does it cost to buy a lot?
Prices start at $2.50 a square foot or $110,000.00. The client must provide the land developer with a down payment of 10% of the purchase price before sales taxes to acquire the lot and must also fill out and sign a promise to purchase form.
Is short-term rental allowed?
Yes. You need to register with the Corporation de l’industrie touristique du Québec and the municipality of Adstock.
Are water and sewage services provided for on site?
No. Each homeowner is responsible for the proper installation on his lot: a well, a septic tank and a disposal field. A municipal inspector will need to approve the installation. The land surveyor aforementioned can guide you.
Is Hydro Quebec the power provider?
Yes, every house will be connected to the Hydro Quebec network.
Who will be responsible for maintaining the streets?
The Municipality of Adstock is the owner of the streets and therefore will be responsible for maintaining them.
Will the streets be paved with asphalt?
No. They will be gravel streets.
Who is responsible for removing the snow from the streets in winter?
The Municipality of Adstock.
Are there strict rules to respect as for the type of house we can build?
No. However, all blueprints must be approved by the Council of the Municipality of Adstock and the developper.
Is there a time limit as to when I must have the house build?
No.
Are there any concerns as so many wells will need to be drilled? Has the quality of the water been verified? Will there be sufficient water to accommodate each house?
The exploratory drilling performed showed the quantity of water will be more than enough for each house. As far as quality is concerned, home owners in the area have not identified any major problems. It is quite possible you may need to have a filter and softener installed. The well drilling company aforementioned will guide you.
How can I know if my project meets all the municipality’s requirements?
Information pertaining to all projects must be submitted to the urban planning service of the Municipality of Adstock for approval. Documents to be submitted must account for the following: building, well, septic installation, driveway, disposal of rainwater if the building is to have gutters.
